HOW
DOES IT ALL WORK?
1. You tell us what you want
First you fill out our Property Finding Information Form
[Click] and either print it and fax it to us on +61 2
9144-3724, or fill it out online, or even better, make an
appointment to see us and we will help you fill in the details. If you choose to email or fax, we still need to have a
chat, especially because those things that you are looking
for in a home are often hard to describe adequately in only
a few words. For example, one of our clients was looking to
downsize but had been unable to find the right property
after many, many months of searching. It was only after a
long conversation with her to find out where she currently
lived, why she was looking to downsize and what it was that
she had not liked about the properties she had seen that we
discovered that what she really wanted was fewer bedrooms
but similar size living areas to what she was living in
at the time!!!! In other words, she was not comfortable with
living in a home where the formal and informal living areas
were smaller than what she had become used to over the
years. With this information, our property data base, and
our contacts we were able to find a home for her in
under four weeks.
2. We call you to discuss your needs, answer any questions
and, if necessary, arrange for a meeting
It is important that you feel completely comfortable about
our services and how we will be able to assist you before
you engage us. We want an open and honest relationship with
our clients that is based on mutual trust and respect. We
do not use hard sell tactics and if, after speaking with
us, you decide that you are not interested in using our
services we will respect those wishes.
3. If you decide to use our services
If you decide to engage us you then enter into a simple
Buyer’s Agency Agreement and pay the engagement fee.
4. We conduct a comprehensive property search
Once we have been engaged, we conduct extensive searches
and inspect many properties to determine if they satisfy
your needs and desires. Often we might view between six to
ten properties or more before we find one which satisfies your
brief. This happens because many properties are nothing
like how they are described and often even the photographs
are exaggerations of the reality. With some properties it
is possible to use our contacts in the industry and inspect
them before they are advertised to the general public.
5. We keep you informed at all times
While we are conducting our research we contact you
frequently to keep you informed about our progress.
6. We prepare a market appraisal and a comprehensive report
For each property we inspect,
that we believe is
a good prospect because it has most of the things that you
need and desire, we prepare a comprehensive report
(including a market appraisal). The report analyses how
each property rates against your criteria and gives pros
and cons for each property. We fax or email you the
report and then ring you to discuss it.
7. We arrange for you to inspect the properties.
We make appointments with the selling agents to arrange
inspections of the properties by you. For overseas or
interstate clients who do not wish to personally inspect
the properties we take photographs and provide
commentary.
8. We get you the best price.
If the property is for sale by private treaty we negotiate
the best price on your behalf. Our experience in dealing
with agents and our knowledge of the market is invaluable
in this regard. If the property is for sale by auction we
attend the auction and bid on your behalf. We never bid
more than what you instruct us to bid based on our
comprehensive report and market appraisal.
9. We put you in touch with competent qualified and
reasonably priced solicitors or conveyancers and assist you
in obtaining all searches and inspections that you need to
make before you buy.
We have a list of solicitors and conveyancers whom we trust
that we will recommend. We do not make any commission or
fee for this recommendation and if we are offered any bulk
savings in fees because of our numerous referrals we pass
these savings straight on to our clients.
WHY
SHOULD I USE A1 PROPERTY FINDERS INSTEAD OF DOING IT MYSELF
OR RELYING ON INFORMATION PROVIDED BY THE SELLING AGENT?
1. A selling agent cannot give you advice. Their job is to
get the best price for their client, the seller, not for
you.
A real estate selling agent is not there to help the buyer.
Their role is to act for the seller. In fact they are bound
by rules and regulations that prevent them from assisting a
buyer. In addition, because they only make money when the
property is sold, and because their commission is based on a
percentage of what the property sells for, let the buyer
beware. It is not their job to point out the negatives. We
know the market and are not fooled by inaccurate or
dishonest information. We also keep abreast of what is
happening in areas and research areas thoroughly. You may
not know, and the selling agent will most certainly not tell
you if, for example, the house that you love is
directly across the road from four houses that are soon to
be demolished to build a block of units. Because we follow
what is happening with property in the areas within New
South Wales that we service, we are able to provide you
with that information.
2. Why risk hundreds of thousands for the sake of a small
fee?
It is
almost impossible to find a home
(house or unit) in Sydney and the
surrounding suburbs for under $150,000. In fact, most
people pay over $250,000 for their homes. It makes little
sense not to seek professional advice and assistance when
paying such a large amount of money. Buying a home in the
wrong street or neighbourhood or paying more than what it
is worth could result in both financial and emotional
stress for you and your family.
3. We will always act in your best interests and never
suggest to you a property where we get a fee from the owner
As licensed real estate buyers' agents we are bound by
rules, codes and regulations that prohibit us from being
paid a fee by an owner to induce you to buy their property.
As business people who value honesty and integrity ,even if
these laws were not in place we would never act other than
with your best interests at heart. Be assured that every
property that we recommend to you is being recommended
because we believe that it is a good property for you based
on your criteria and not because we are being paid anything
by anyone else to get you to buy it.
4. You know to get expert advice for other things, why not
for your most expensive asset?
For many people their home is their most valuable asset.
Many also rely on their home appreciating in value over
time so that they can use the equity they accumulate for
other things or perhaps even to help subsidise their
retirement. Most people rely on professional help for many
aspects of their lives. If they are sick they see a doctor,
if they have complex financial affairs they see a tax
accountant or a financial advisor. Why? Because they do not
have the expertise in these fields. For the same reason
most people do not have the expertise that is needed to
know what a property is really worth and negotiate the best
price for it. How can the skills a person has developed
over perhaps only a few weeks of searching for properties
