HOW DOES IT ALL WORK?
1. You tell us what you want
First you fill out our Property Finding Information Form

2. We call you to discuss your needs, answer any
questions and, if necessary, arrange for a meeting
We will contact you for additional information and
clarification and to get a better feel for the type of
person or family that you are and the type of things that
matter to you in a home. This personal contact is
invaluable in helping us find the right property that will
make your stay in New South Wales, Australia a more
pleasant and rewarding experience.
It is important that you feel completely comfortable
about our services and how we will be able to assist you
before you engage us. We want an open and honest
relationship with our clients that is based on mutual trust
and respect. We do not use hard sell tactics and if, after
speaking with us, you decide that you are not interested in
using our services we will respect those wishes.
3. If you decide to use our services
If you decide to engage us you then enter into a simple
Buyer’s Agency Agreement and pay a $500 engagement fee.
4. We conduct a comprehensive property search
Once you have filled in the form and paid your engagement
fee we conduct extensive searches and inspect many
properties to determine if they satisfy your needs and
desires. Often we might view between six to ten properties
before we find one which satisfies your brief. This happens
because many properties are nothing like how they are
described and often even the photographs are exaggerations
of the reality. With some properties it is possible to use
our contacts in the industry and inspect them before they
are advertised to the general public.
5. We keep you informed at all times
While we are conducting our research we contact you
frequently to keep you informed about our progress.
6. We prepare a comprehensive report
For each property we inspect that we believe is a
good prospect because it has most of the things that you
need and desire we prepare a comprehensive report. The
report analyses how each property rates against your
criteria and gives pros and cons for each property. We
fax or email you the report and then ring you to discuss
it.
7. We arrange for you to inspect the properties or take
videos and provide commentary.
We make appointments with the selling agents to arrange
inspections of the properties by you. For overseas or
interstate clients who do not wish to personally inspect
the properties we take video footage and provide
commentary.
8. We get you the best price.
Even weekly rental prices are often negotiable. Because
we know the property market we are in the best position to
know what a property should be renting for and what you
should be paying. This can save you many thousands of
dollars over the term of the lease.
9. We assist you with negotiating the lease.
Most people have little or no idea what should be in a
lease nor do they understand some of the lease terms. For
example, if you have a pet it is very important that the
lease be amended to include a special condition allowing
you to have a pet on the premises. Without this negotiation
taking place before you sign the lease you could find that
your pet is not able to be with you and your family. There
are many things in a lease that could come back to bite you
in the future if you were not properly assisted before you
signed. For example, if there is a possibility that your
employment contract might be extended we would recommend
that you get an option for another term to let you stay in
the property longer if you wish. We would also assist with
these negotiations for you.

1. A leasing agent's job is to act for their client, the
owner, not for you.
A real estate leasing agent is not there to help the

2. Why risk yours or your family’s happiness in a new

Renting a home in the wrong street or neighbourhood,
near the wrong schools, or paying more per week than what it
is worth could result in both financial and emotional

3. We will always act in your best interests and never
suggest to you a property where we get a fee from the owner
As licensed real estate buyers’ agents we are bound by
rules, codes and regulations that prohibit us from being
paid a fee by an owner to induce you to rent their
property. As business people who value honesty and
integrity, even if these laws were not in place, we would
never act other than with your best interests at heart. Be

being recommended because we believe that it is a good
property for you based on your criteria and not because we
are being paid anything by anyone else to get you to rent
