Whether you are looking for a home or investment property not only can we help but you really need our help.  Whatever you do don't rely on what you see on the internet because you are bound to lose money.  The photos used by selling agents for their advertisement are there to sell  the property not to show you the negative aspects of the property.  During our years of buying properties we have come across many horror stories of overseas investors buying properties that were bad investments and totally unsuitable. For example:

 

1.           A unit in Potts Point that had no windows at all and the only door opened on to the corridor of the building.  In other words there was no way of living in that unit and getting any fresh air.  Can you imagine how much money the purchaser lost because the unit was vacant for a long time since no one wanted to live in it?

2.           A unit in the Eastern Suburbs of Sydney which was advertised with beautiful water views.  In reality the beautiful views were only possible to see if a person stood on a table on the balcony.

4.           Assist you in obtaining any pre contractual searches  of the property.

5.           Negotiate the lowest possible price given our knowledge of the market thereby saving you money.

6.           Negotiate the best Contract terms and conditions. (The fact the our Principal is a qualified property lawyer gives us an edge in this regard.  For example, will you need a five day cooling off period,is the settlement time reasonable or should it be longer or shorter, is there anything in the property that should be listed as being included in the sale, etc.)

7.           Provide you with a list of solicitors and conveyancers that we recommend.
